A brief summary of our investment requirements:
  • Investment volume: EUR 30 million or higher
  • Property types: Core office and retail properties with long-term lease agreements and creditworthy tenants
  • Regions: Western, Central and Eastern Europe as well as North America

Property types:
Office International metropolitan areas, office sites or inner-city office/business centers, good transportation access
Retail Medium and large cities, inner-city 1A or 1B retail locations, shopping centers in select retail centers (based on surrounding area, purchasing power, centrality, etc.)
Project Status:
New or planned construction New or planned construction in cooperation with experienced development partners (existing building permit and preliminary agreements with general contractors and tenants, high pre-lease rate)
Existing properties Generally fully-leased, in exceptional cases underleased with full-leasing potential
Please include the following documentation with your written offers:
  • Property address and site description including area map
  • Property description including building plans (renderings and floor plans)
  • Tenancy status and list of tenants including unit dimensions, rent per square meter (including tenant incentives if applicable), lease terms (including special termination conditions if applicable), indexation, utility cost arrangements, sales tax status
  • Proposed purchase price
  • Special property characteristics, such as historic register protection
